Choosing a Real Estate Appraisal Service in Torrance

No public source ranks appraisers; here is how to judge one for your purpose.

Six checks before you hire an appraiser

  1. A California licence you can look up. Search the name at the Bureau of Real Estate Appraisers licence lookup and the national registry at asc.gov. Both are free. Ask who will sign the report.
  2. USPAP compliance. A credible report says it follows USPAP, the profession's standards, and gives an independent opinion of value.
  3. Experience with your assignment. An appraisal answers what a property is worth, for this purpose, on this date. Sale, refinance, trust or estate, divorce, bankruptcy and tax appeal each differ; for estates and divorces, look for date-of-death or other past-date values and litigation support.
  4. Independence. Be wary of anyone who asks what value you are hoping for.
  5. A written scope and quote. Scope, fee and delivery estimate in writing before anything is booked. Delivery depends on access, complexity and research.
  6. Testimony, if it may be needed. Raise a possible deposition with the appraiser and your attorney before the work begins.

Attorneys and executors: confirm the valuation date with your attorney or tax adviser first. It is the detail most often wrong at the start.

Assignments: divorce · estate · probate · IRS step-up · residential · rush. If you question a value in another appraisal, we can do a formal review compliant with USPAP Standards 3 and 4, or explain that report in plain language.

This website publishes no ratings or reviews, so we make no rank claim. If you read reviews elsewhere, look for specifics about the assignment, not star counts.
