Rush Appraisals for Torrance Deadlines
Call first, with the deadline. Tell us the Torrance address, what the report is for and the date you need it. We confirm timing before you rely on it.
For attorneys, executors, trustees and homeowners with a hearing, a filing or a closing date.
Have these ready and call
- Your deadline, the date and the hour if it matters, and what it is for: a hearing, a filing, a closing or a rate-lock expiration.
- Who needs the report, such as both attorneys, a trustee or a lender.
- Property access: the address and property type, who can let the appraiser in, and on which days.
- Records: the effective date, if it is not today, and who set it (an attorney, a mediator or a tax adviser), plus any additions or unusual features.
Your deadline plan
- Call with the deadline. (424) 435-2474, Monday to Saturday, 7am–7pm, or request a quote.
- We confirm what is possible for your assignment. If the date works, you get a written scope, fee and delivery estimate before any work starts. If it does not, we say so at the start, not on the due date.
- Access and records the same day you can. The appraiser inspects as soon as access allows and analyzes the sales relevant to the effective date. Read the effective date, intended use and assumptions when the report arrives.
Questions people ask when time is short
Why no fixed turnaround?
It turns on three things: the appraiser’s calendar, how soon the home can be inspected, and how much research the property needs. We promise no fixed turnaround; availability is confirmed for your specific assignment.
A rush request moves the delivery date. It does not shorten the analysis or loosen USPAP, the Uniform Standards of Professional Appraisal Practice. If the work cannot be done properly by your date, we tell you up front.
What can slow an appraisal down?
Access. Someone has to open the house. If a tenant lives there, a spouse has moved out, or an estate’s representative holds the keys, sort out access on the first call.
Complexity. A 1950s house with a later addition, a hillside lot with views, or a recently built condominium take different amounts of analysis. Tell us about anything unusual up front.
Records and dates. An effective date years in the past, or missing records, each add work. The schedule matters too: the inspection, the research and the writing all have to fit into the days before your deadline, so give us the actual date, and the hour if it matters.
Which Los Angeles County dates drive rush requests?
Divorce. Valuing the home as of a date after separation and before trial needs 30 days’ notice to the other party under Family Code section 2552(b). The Schedule of Assets and Debts (form FL-142) lists values as of the day it is signed unless another date is given. If your attorney needs a value before mediation or a hearing in the Superior Court of California, County of Los Angeles, tell us that date. See divorce appraisals.
Probate. The personal representative’s Inventory and Appraisal is due within four months of the date letters were first issued (Probate Code section 8800). The probate referee values the house on that inventory, not a private appraiser, unless the court waives the referee. For a court-confirmed sale, the appraisal relied on must have been made within one year of the hearing. If heirs or the representative need a separate value before a hearing, say so on the first call. See probate appraisals.
Proposition 19 after an inheritance. A child who inherits has one year from the transfer to move in and make the house a primary residence, and one year to file for the homeowners’ exemption if the exclusion is to run from the transfer date. The exclusion claim goes to the Los Angeles County Office of the Assessor within three years of the transfer, or before the home passes to a third party if that happens first. See estate appraisals.
Property tax. In Los Angeles County, Decline-in-Value Review applications and regular Assessment Appeals Board applications are both accepted from July 2 through November 30. See residential appraisals.
Rate locks and sales. A refinance rate lock or a purchase contract can also set a hard date. Check whether the lender will accept an appraisal you order yourself before relying on one.
This page is not legal advice. Your attorney or tax adviser confirms which dates apply to you.
Will a faster date cost more?
A compressed schedule can affect the fee. Ask for a written scope, fee and delivery estimate that names the rush date. We confirm both in writing before the work begins.
